
This might be your competition!
Believe it or not, if your home isn’t in absolutely pristine condition, and you’re not appealing to as many of the buyer’s senses as possible, you may actually face strong competition from that awful dilapidated house around the corner. How can that be?
Think about it and expand your definition of ‘competition.’ With all the things going on in all our heads on any given day, what gets remembered is what gets seen, or smelled, or touched, or heard. What doesn’t register with these senses just doesn’t make the cut. So when buyers see (and smell, and touch, and hear the sounds of) 2 GREAT houses, 2 so-so houses, and one really awful house, there’s only so much that’s going to be remembered at the end of that day.
And guess what?!? That awful house withe the smell of last night’s liver and onions, the stained carpet and the barking dogs will rise to the buyer’s memory above those two so-so houses. So-so sorry, so-so sellers. That house just beat you out for the buyer’s short list of what’s remembered from their day of househunting.
The ‘great’ houses? They’ll be remembered too…because they looked great, they smelled great, they passed the white-glove ‘touch’ test, and pleasant sounds or a blissful quiet greeted buyers at the door.
Don’t forget. Home buying is a sensory experience. And there are only so many sensations each of us remember at the end of the day. Make the tour of your house one to remember by appealing to all the senses!
